Ha! This is fun! Well, I wouldn't go with #1, just too much potential egg-shell walking with the kids and it sounds awfully small for your family. #2 sounds awesome but if it is going to stress you financially, don't do it--the whole point of this move is to give you some financial relief. So, I guess I would go with #3--with new carpets, paint, and bombed for insects, it should be fine. And it's only for a year and you'll get to save quite a bit of money!

Thanks for letting us help!!

Given what you've said about #2 possibly being a stretch financially, I think you should probably just rule it out. Storage can be expensive because you also need to make sure your stuff is insured while it is in there, else it will end up missing.

#1 sounds nice and the fact that it is all inclusive really helps you budget and plan ahead better. Yes, the couple might be hesitant of the kids, but they know what they are getting in to, so at this point, that's their issue and not yours. They didn't have to approve you, I suppose, right? But if it is too small, you might be better off with #3.

#3 should be better with new paint and carpet and whatnot. and Febreeze will work wonders too. The price is quite amazing and will help you save a lot too. Of course, if you need to get cable and other utilities, you might be close to $1100 after all is said and done.

As an aside, these prices put into perspective how darn expensive life in NYC is. Sheesh. I'm in a predicament myself as I got notice that my apartment building is being converted into condos and I have to decide if I want to purchase my unit. I'm sure it makes sense to do so, but I don't know if I can afford it and I'm also in the process of looking for a job so it isn't necessarily the best time to think about such things. The universe just isn't being very kind to me lately.

It would be #3 for me.  Hands down I would want my own space - no old fogies (yes, I am one so I know how we are) intruding on my life and certainly no eggshells.  The last thing you want to do is stretch the budget and put yourself in a financial bind with storage, etc. so #2 would definitely be out.  I would recommend going to check on #3 and see that they are doing what they say they are doing and since it's only a year - take the plunge if all looks (and smells) ok.  Good luck!  Also, like a previous poster said, continue to look - you may stumble on something just coming on the market...

Wow all the different opinions are amazingly insightful! Thanks everyone! Okay, so here is the thing.. I kinds sorta believe in intuition and psychic abilities.. And one friend told me that I should move into #2, completely without knowing anything about the situation at all, and then my mom called and said she had a bad feeling about #3, and would we please avoid it. My hubby said he had a bad feeling that #1 would not have a real lease (making problems with the kids and school) and they may change their mind after we move in.. As for #2, well it's still a money problem.... But only the first 6 weeks. Then the difference becomes less important. I have been told two times to have faith and go with two and it will work out for the best.. I have trouble with faith, however...

All that being said.. We have tossed 3 due to bad juju, lol, and are leaning towards #2. I have emailed the couple from #1 (they are in their 60s and my kids are 7 & 10 btw) to ask if we are siting an actual lease and if we could have a mailbox for the school.. We shall see soon enough. I will keep you guys updated- this is the best sounding board ever!

I am still loving life with my sleeve! Been maintaining at or below goal for over 4 years!

Having lived in a #3 type situation while I would maybe think about it, just because I given the benefit of the doubt I'd probably avoid because bugs are harder to get ride of.

#2 since you said it would only be a financial hardship for 6 weeks this is MY pick.

#1 I LOVE your girls but children CAN be bothersome 100% of the time.  They have energy that needs to get OUT and for old people...hmmm I wouldn't chance it because just because you have a lease if there starts being "nerves" problem it would be a problem for the entire lease type thing you know.

Go for #2

I'd totally go for #3 and save money and just put up with what ever until you get where you need to. Places can always be cleaned and smells taken care of. I would also appreciate more space for less money!

I would  go with number 3.  The landlord sounds very prepared to meet your needs and you would  possibly save  a thousand or two. a YEAR WILL GO BY REALLY FAST.

I'm sure you've decided by now - but I'd say #3 hands down. You are in a horrid financial state and that extra $200/month could really make a difference. You know that you will keep it clean so I would expect it would be odor and bug-free. Best of luck - you need something to go your way!!!
