It would be on faith. I contacted the landlord with a lot of questions.. I will copy and paste it below. I liked the answers, but the timing means we would definitively have to tell the other apartments no.. Here is the email:

Hi Fawn -
 
1. My husband was a little concerned about the smell, however, and my children the carpet bugs. Did the previous tenant have pets? Typically, after new carpet and paint, does the apartment smell more neutral?

 
The previous tenants had two indoor cats and two boys.  Once the carpets are out, the paint goes up, and the kitchen and bathroom cleaned, it should be fine.  I will also bomb the apartment for bugs; but after working inside the apartment intensively since 6/27 on and off, I have experienced no bug problems.
 
2. I wanted to confirm that you are painting, replacing the carpets, fixing the ceiling, and fixing the slider to the patio. Is that correct?
 
That is all correct.
 
3. If we were moving in on the 15th we would owe $1350 ($900 + $450 for 1/2 month rent) at signing and then $900 on the first (or $800 on the 30th), is that correct?
 
That is also correct.  Although I would make it the Saturday the16th and $400 for ½ month rent to give me a little more leeway for finishing it all up.
 
4. By the way, if we do rent the apartment, would I be able to come give the application and security deposit beginning of the week, and get the keys/pay the first 1/2 month rent on Friday the 15th? Thanks again,
 
I should be there Monday-Friday getting things squared away.  My wife works Monday and Wednesday nights, so I will be leaving about 2:30 or so on those days.  I hope to getting there around 9AM all week.  As I said, I would rather give the keys on Saturday.
 
If you do take it, you'll also need to contact Central Hudson to turn on the electric - XXXX Route 208, Apt #6, Campbell Hall, NY 10916.  The previous tenant's name was XXXXX (I believe the service was in her name).
 
At any rate, have a pleasant end of weekend and hopefully we'll be talking soon.

I think this is the first time I've posted on this forum.  I can't resist--this is too close to an episode of House Hunters.

As long as house #3 is in a safe neighborhood, I would go for it.  You can save more, it sounds like it has more space, and I'm sure the new carpet and paint will take care of the smells.  The upkeep around the building might be lacking, but I've found I can put up with anything for a relatively short period of time.  My parents often bought homes in disrepair, and cleaning, paint, and new flooring seemed to always fix them up fine.

Ha ha! I LOVE house hunters! I guess I subconsciously wrote it out that way.

They are all in a great neighborhood, better than our current even... That has been my point about time as well- it's a year, just a year..

I say go with option #1...Sounds like it's the most bang for your buck. I like all inclusive. You know what you're paying and there are less surprises (especially with the rising costs of gas and electricity).

Sounds like you're landlord is aware of the kids and you're not hiding it. They should know what they are in for.

Th pay one price is a huge draw for us. They have met the kids- we would never hide them- but I guess it's more of a feeling we got from them. I think they balanced the kids with my hubby being a Marine- to landlords around here that is a person guaranteed to not lose their job, kwim?

# 1 sounds like the best place, but only 1 bedroom with 2 kids?  Where would you all sleep?  How old are your kids? 

I'm leaning toward # 3 if the paint and carpeting have resolved the smell issue.  It's only a year, so the outside grounds could be tolerated for a year.  Living in a 1 bedroom with a family of 4 might just be toooooo close.  
 
# 3 might just be due to former tenants and the landlords are doing their best to get it up to par so they can get it rented.  Ask for an addendum to the lease that states the smell issue will be resolved before you move in, or the other terms of the lease are void and you can move out without penalty.

Some people might not support my WLS decision. 
Those people remind me of slinkys. Not good for much but it would would bring a smile to my face if someone pushed them down the stairs.

It would be tight, for sure. Our kids have always shared a room- even when we had five bedrooms, lmao. So they would get the bedroom- only because my bed literally wouldn't fit into it- and we would use the den as a bedroom. In the end I think the actual square footage on all three apartments in within probably 100 sf of each other.. It's just all different configurations.

The 3rd certainly, from the landlords responses to me, seems to be the past tenant issue, and he does seem willing to handle all my concerns....

I would probably choose #2 based on emotion and then be in dire straits finincally...logic would make me lean tawrds #3 and I would invest in glade plugins....I would stay away from the stress of #1....

I am the same way! Emotionally I was ready to jump on 2.. But I pulled myself back.. Money woes is the reason we are leaving the great house we already have.. I don't wanna walk us into a worse, albeit temporary, situation.. Or end up having to trash everything we own because we can't afford a storage unit in time... I am heavily leaning towards 3.. Now hubby chimes in and he is leaning towards 1.. Lmao. Of course..
