Well...I have bad news to report...we could not agree on a price satisfactory for all parties.  They offered $40K below listing, we countered with $15 below listing, and buyer was not willing to negotiate any further.  Sorry, but we cant give the house away.  The proceeds from the sale of the house will possibly be needed should my parents have to 'separate' to different assisted living facilities.  My Mom has dementia onset Alzheimers, and if that progresses too far then my parents will not have the funds themselves to pay for their care, and will need these funds from the sale of this house.  It was their house before they signed it over to me and my sister.  My Dad's health problems are more physical than mental, but there is some mental issues there too.

 Evening Norma.....sorry that they wouldn't give you a better offer.    Seems like coming down $15k below asking price was good......guess some people want something for nothing.    Hold out for a better offer.   I know that God will open the door for someone to fall in love with the house and give you a offer you can't refuse.    Take care and have a good weekend.

Hugs and blessings ~~~ Vivian

Norma;

Sorry you're dealing with unrealistic offers as well. We had one last Monday that was $35K off of listing *and* they wanted to take possession immediately living there rent-free until they could close on 10/15. I told our Realtor to tell their Realtor to find her clients a home they could afford and thank you for ruining my birthday.

On the upside, we got a good offer on Thursday morning. We countered, our counter was accepted and we signed the paperwork on Friday. Monday starts the 10 day contingency period for the buyers to get their inspection and appraisal. If that all goes as expected, then we'll be closing on or before 8/31.

Hopefully everything will go smoothly on your house.

Something I just thought about....this might be the reason that the lady supposedly has been looking for 2 years...she have been making rediculous low offers on other homes.  This housing mess is really a BIG HUGE MESS....form our original listing price a year ago, this offer was $100K below, so it is not like we have had this price all along.

It's entirely possible. I think everyone expects they're going to get something for free but they don't realize with the housing crisis that it's coming out of the seller's pocket. Prior to putting the house up for sale, I'd lost my job. Since my new job is in Dallas, we've been making 2 house payments for 9 months. I've given just about all I can.

7/13 was a year our house has been on the market. We've lowered the price 2x, but only from $206K to $204K to $199K. However, in December 2005, this house appraised for $252K. With the accepted offer, we're still taking nearly $7K cash to closing, but we figured this was the best offer we'd had in over a year and they want to close quickly so assuming all goes through as it's expected to, we'll finally be done.

Prayers for all who need them...

If I could be added to the list.... I'm having an exploratory laparascopy on Monday due to unexplained abdominal pain. I have a much more detailed post above in the thread for more info... I'm actually not hurting right now, so that's good, but I'm very frustrated with this mysterious pain, and frustrated that it seems to also be gone for the moment too!

Delight thyself in the Lord and He will give you the desires of your heart. Psalms 37:4

GOD is Excellent!!! Thank-you for your prayers. My surgery was "textbook perfect" according to my surgeon. Went to my first week check up and I am unrestricted now in my activities and on full liquids. I just have to listen to my POUCH now.

Keeping y'all in prayer!
