 I agree let the chips fall and see what happens although you know what will probably happen. Do you have another house already? I would walk away from the house and file bankruptcy and you have your new place you can rent for the time being. I would be all over the Joe Idt for the next few days and make it known to everyone in your area how he handles his business. I am sorry you have to deal with this. Grrr

Better make sure that you don't lose your new/current  home by filing bankruptcy...lenders, if so motivated, will find a way to take it if they can...

My current house is a rental. I am pretty resilient but short selling my house then buying another is a feat I do not think i am talented enough to pull off!

So no worries...this isn't my house and therefore could not be taken from me in the event of a bankruptcy.

 I don't know much about MD laws, but can they force you to file Homestead Act if you've never filed BK before?

May not have an option to say "screw it" and file...

GIRL......the things I could tell you related to buying my current house (which was a foreclosure).  Let's just say before we went to closing, I had to have a friend that was a lawyer call my agent and this broker and threaten a lawsuit (which actually did happen AFTER closing because the agent and the bank withheld information from me about the condition of the house which is illegal).  If you need an attorney that will write a letter and/or make a phone call for free to light a fire under some folks arse, let me know.

I killed my agent in my head several times, in some pretty interesting ways.  In real life, I had to read him the riot act and sue him, his "contractor", his broker, and the selling bank for basically pulling a scam on me.  I swear reading your story sounds like deja vu.  I pray you didn't end up with my agent because that dude needs to have been put in jail (because of me I think he lost his real estate license so I'll settle for that).
