Guess What!
So, we got our credit stuff squared away. Apparently the problem was just that we had two cards kinda close to the limit. We paid both of them down and the credit score went up 60 points! So we are pre qualified for a 110k USDA loan!! I am so excited! If you would have asked me 2 months ago I would have thought we would never be able to afford a house! And, the loan guy said the mortgage and taxes will even be less than our rent now! So these are a few houses we are looking at, they are 40 minutes to Russell's work (we are 30 minutes away now) but we will be an hour closer to my moms house too. So it's a great midway point.

That's about the ONLY cheap area that's not city/ghetto in both states we were looking. The town, Browns Mills, is a military family area. IDK if that has anything to do with the price. But the taxes are cheap, and the area is pretty rural. I cannot wait to start looking at them!

Congrats!!! what a great feeling to know that your money will be put into something thats YOURS! Have fun searchin, be patient, and don't settle! : )
One bit of advice is to remember that just because you got pre-approved for 110k doesnt mean you can "afford" it. Hubby and I ran into this while house hunting. We looked in that price range, but in the long run those houses meant a mortgage payment that we weren't comfortable with. So we ended up buying a house that was about 20k cheaper then what we have initally been pre-approved for. Make sure you and hubby set a budge and know how big of a payment you can actually swing.

O for sure. We were hoping to NOT use the whole 110k. The majority of those houses we are looking at have been on the market for years and will come down quite a bit.

Awesome news! What a fantastic time to be purchasing a house! That is so much fun. We bought our 2nd home last May and love it. Ended up actually buying a home very similar to our start home, with about 200 more sq ft. This house has an inground pool and a hot tub though so way better lol. Have you considered a foreclosure or short sale property? You can likely make your money go much further if USDA allows those.
