OT- any landlord or realtors in the house??

Although my father is a Realtor but never answers my calls. here is the issue/question

We found a rental house in where we are looking to rent. We are not out of our lease until July but we found this place now. We cannot get out of the lease early but we are going to see this house on Saturday. We got our tax money back so we have the money up front for the sec deposit and first months rent. Do you think if we offer the money up front and agree to sign a lease that he would hold the rental? does this sound like something someone would do? We do not like the area we are in and the price is right for this place.  We also would consider signing a long lease for the new place if need be.  But we cannot buy ourselves out of this rental.

Any advice is appreciated.

We own apartments over seas, and I do not think that would happen. The landlords only really big concern is filling the place and getting the income from it. In all reality if someone asked us to hold an apartment for 6 months and have it not getting any income, we would probably laugh at them. Unless you offer to pay for the months that he is holding it, which make no sense. You can look into breaking your lease at the place you are in, a lot of times there is a fee for that, but it is most likely able to be done.

I am an apartment manager in CA. Usually not. But if I were you I would try to break my lease, sometimes if you complain about everything under the sun they would rather just let you out. Or find something that is not of code in your state, or just talk to your current landlord about breaking the lease, they will have to midigate their loss by trying to re rent the apartment and can only hold you responsible or sue you for the difference, most Mom and Pop type owners will not even bother since a lawyer etc.. is more expensive.

 We have rentals here in NJ and in a better economy we would totally do that for a good tenant, unfortunately right now, we just want to get money coming in so we would not be able to do that.  I wish you the best.  Have you tried to find someone who could take over your current lease?  We had one tenant do that and it worked out for everyone.

I agree with the rest of the posts...probably not. My tenants' rental payment pays the mortgage. I can afford to pay it if they were to move out, but I wouldn't want to. If the property sits empty I am the one shelling out the mortgage on it. Even if I owned the property outright it would still cost me money to have it sit empty. (you need electricity to show it and water to keep the pipes in good condition) I would also take into consideration that if you are willing to break a rental agreement on your current lease I probably would be leary of you promising me that you're willing to sign a long term lease with me. I have a signed agreement with my current tenants that if they move early that they are responsible for the remainder of the lease payments. Depending on how much money that involves I might take them to court to collect. If they were to find someone to take over their lease, however, I would run a credit check on the applicant and make sure they met the requirements and I'd be fine with that. 

I am just a one house landlord so my thoughts may differ from a bigger corporation though. I would definitely ask- they might just say yes. Good luck!!

Can you find someone to sublet the place you are in now until the lease is up?

that's prob what it's going to come down to.  On the lease it says we are allowed to sublet.  This is all so frustrating, esp since we really like our apartment, but the neighborhood I cannot stand
