I might even look at purchasing a new home and putting this one up for rental.  It'd be nice to get into a home I really like for a really low interest rate. It's a buyers market right now too with all of the foreclosures.  Worth some thought!

I was lucky, got my home cheap and at 5.25%.  Waiting to see if it goes lower and I'll refinance and also buy additional home... Good time to do rehabs for the coming upswing (3 years from now).

Please keep us posted.  If the rate goes low enough, we will also refinance.  Anything lower that 5.25% will be lower for us.

That's where we stand to... has to go lower than 5.25 for us. We've only been in this house for 4.5 years but DO have a little chunk in equity.... I'd love to do that and get all my bills paid off with it :)  But... hate to start over to. LOL

Selling a home is slow right now.  My parents have their home in Waynesville, NC for sale.  They are still waiting for a buyer. They already bought a home just a few miles from the hospital and their doctors in Asheville, NC.  Since they are older now, that seemed to be the most logical thing for them to do.  I am surprised that someone hasn't bought it for a vacation home or something.  It must just depend on which part of the country a a home's location is or something right now. It seems like the Charlotte area is still growing because of the job market.  But we have been in our home for 17 years.  We have had several neighbors moving in and out over the years.

Just don't make any great deals with family! We had a rental- 4 bedroom- on a great lot. Dh's bro wanted to rent to buy. We have a contract that he will go to the bank and try for a loan every 2 years... NEVER has. We are sitting here trying to make it- while they sit in a nice 4 bedroom home- and pay $700 a month. Argg! Dh doesn't want to rock the boat so never brings it up. In fact- we just had to refinance THAT house! And we are paying 2% MORE interest than they are paying us :( Other than family... rentals can be GREAT :) :) BTW... CONGRATS on your CC bills being GONE!! That is a GREAT feeling! We have a LOT... but once I pay this next month- it'll be a LOT less :) :)

My parents are not willing to rent or lease the house to anyone.  They plan only to sell it.  They said they have already financed a house when we were kids growing up.  they don't want to do that again.
