Calling all of you prayer warriors!! Well folks, looks like we'll be purchasing our new home very, very soon. Our contract has been accepted and we have a tentative closing date of Jan. 13th!! We're asking for lots of prayers to go up so that all will fall neatly into place and flow smoothly all the way through to the end. Agape, Cara B.

I do understand!! I am a Realtor!! It will be fine...make sure your realtor schedules a home inspection, and make sure you get one, you will be glad later. Also make sure your realtor and you together do a walk thru the day of or before closing! God will meet your needs, it will work out the way it is supposed to in His will!! Prayers all around! I guess we have the whole real estate team here since I am a licensed mortgage broker. I agree with Deborah. The walk and inspection are vital. The seller might be required to have an inspection if you are going FHA, but still get one for yourself. You have to remember that they are working for the seller, not you. Have your inspector check the basement for leaks, the plumbing, the electric, the roof. Don't forget about your termite and ant inspection. usually the seller will pay for that but you get to choose what company you want to use. Good luck!!! I'm sure everything will go through smoothly. Love, Dawn

Dear Cara, I just read your post. Congratulations on the new home! Another suggestion is to have the plumbing in your new home checked out by the plumber. My sister just bought a $250,000 home in Texas. The night she moved in they ended up having raw sewage spilling into the home from the toilets and the bathtubs. There was a rock in the pipe leading from her new home to the main drain pipe in the street. You definitely don't want that experience. So have the plumbing checked out as part of your inspection. I hope you are feeling better. I have been behind with posting since I was away traveling and then my computer was acting up this week. God Bless You, Kathy from MO
