I would find out if anyone has made an offer and see how long it has been on the market and then offer low... because you will be able to counter offer whatever the come back with because you won't have any competion... that is what we did... saved us about 10k and that was almost 3 years ago... heheheh...
This property has no other offers, claims to have been reduced by $20,000 however another property that is same square footage in this development which is pristine just went under contract for $7,000 more. Last property actually sold in this development with same sq. ft. was in march of '08 for $1,000 more, but don't know the condition.
The realtor should be able to pull up the past Trend sheets on that property to let you look at the photos that went with it... that is what we were able to do... we were also able to see what past people paid for it etc... which helped us in what we offered... because they bought it for 70k 6 months before and were trying to sell it for 136k... and there wasn't any huge changes to it lol...
