X-post: OT and URGENT - anyone in real estate please help!

I need your help. This is very serious.


I just got word that my mother’s home (our family home) was sold in a foreclosure sale. Long story short…they’d been getting notices but the environment over there is so toxic that nobody was doing anything about the notices. Well this morning the new owners stopped by to introduce themselves.


My mom is (understandably) freaking out. She called the mortgage company who put her in touch with the local government who said she has 3 mos. to work something out with the mortgage company or get something called an “exception." Since she is freaking out so bad (and with her health freaking out can be lethal) I am trying to find out more about what options they have.


Can anyone help me with some information, websites, advice? I told her not to trust what the new owners say. They are not working in her best interest. Of course they were friendly and offered to do whatever they could to help them out of the house, but that’s because, I think, they want this three month thing to go over without a hitch.


If you can help with some direction, please do. My family will be basically homeless and we will have lost our ancestral home if this thing goes through.

So sorry to hear this. I can only give you advise on this as I helped out with this situation a few years back. First, I would call a lawyer. Once the house has been sold in foreclosure there is a small amount of time before the sale becomes final. There are also a couple of situations that could possibly reverse the sale as long as you are in that certain amount of time. Please do not listen to what others tell you especially the buyers. You need to collect any (all) available paperwork to show your Lawyer. CALL A LAWYER ASAP ASAP ASAP ASAP!!

I wish I knew anything that would help or give you direction, but all I can do is to agree with Leslie... You need a good attorney who can give you information you know you can trust... Beyond that I would say Google terms close to your situation and see what others have to say...

There is an advocancy group on the web that can help you.� I dont know the name right now but Google MD foreclosure help and go from there
Does she the ability to keep up with her payments?
