OT x-post: Any landlords here?

Hey there! My husband and I are thinking of moving, but we only have 3 years left on our mortgage, so we are thinking of renting this place. I was wondering if anyone has any thoughts on it. Are we crazy? We live very close to 3 major military bases and were going to concentrate our marketing efforts to military members, so hopefully we'd be able to find some decent renters, but I'd love to hear any stories (even horror stories) or advice.

Am a landlord for over 25 yrs and a MD realtor.  We had properties in the Pax River area and we rented to base officers.  Post the rental info and pics on the base housing board.  Call base housing for assistance.  If the property is in good condition, I would stay at the top end of the rent market.  Everytime you have a move-out, the re-rent repairs and redo's will cost approx 2 mos rent. less a their deposit.
Meade housing is at a premium and you can define your troubles and problems by the rent you charge. Also, if you leave the area, you ARE GOING TO NEED A RELIABLE HANDYMAN
Most landlords quit because of repair overload and bad tenants.  those who can deal with these areas  become wealthy.

Thanks for the suggestions. Thankfully, I have not one, but two awesome handymen. We will still be close enough to deal with things though--just across the Bay Bridge. I agree with your thoughts on the rent price. My brother suggested low balling the "competition" to get a quick rental. I say if they want my new windows, a/c, water heater, brand new bathroom with another done a year ago then they can pay a fair rent.

Here's to hoping I can deal and become wealthy!!

Yep, it's looking like Stevensville. Or StevenSONville as everyone on this side of the bridge calls it!

Tell me all about it--do you love it over there? I'm so nervous to move at all, let alone that far. I've been in Bowie 33 years so I know nothing else. Literally everyone I talk to says once you go Eastern Shore you don't go back! They all love it.

It's a nice and relaxed way of life out here.  You can feel the calm once you get to the ES side of the bridge.  I wish I lived on the water but those houses are $$$ so I settled for one street off the water.  I would actually rather be on Kent Island but Grasonville (most parts of it) is nice too!

Hubby and I are in the market for renting a house - hubby has some high standards in that it needs to have a bedroom, bathroom, off street parking, distance between neighbors, and definitely a garage.  So we haven't been able to find one yet that meets all that, and at a reasonable rate.  I work in Millersville, and he's often at his parents in Annapolis - so that's a good area.

Congrats on getting through most of the mortgage!  That is so awesome!
