OT:Scared to pieces!!!
Tomorrow we're having our home appraised. I'm scared to pieces that we're throwing away $300 but then I always get nervous. First of all I am not asking for any free appraisals on here, I'm not asking u to tell me what my home is worth. The last time I asked just general questions about appraisals I got negatives responses about how I wouldn't get a free appraisal on here, other states are different. So yes, I know all this. I'm just venting and if anyone has a thought or opinion that will help me feel better then by all means let me have it. We're getting an appraisal so that we can get a home improvement loan. Since we bought the house (which is a m.f. home on a permanant foundation,1 acre) we've added another deck, it already had a 2 car garage and we added a one car garage and a extra storage building. It appraised for $91k before we bought it and I'm hoping the deck and extra buildings will bring up the value. If not then we're just throwing away $300. My nerves are a wreck. What do they look at when they come and appraise a house? She said it wouldn't take 15 mins. I'm scared to pieces and this whole thing won't take 15 mins. I'm sure it'll be fine. Just wi**** was over with. Thanks for any encouragement....

"An appraisal will include a visual inspection of the home, which will include the approximate age and condition of the house, the number of bedrooms and bathrooms, the condition and amenities of the kitchen, and so on. The appraiser is looking for features of the house, as opposed to the structural soundness that a home inspector looks for. The appraiser will estimate a value for the house, either based on what it would cost to construct a similar home (including land) or by comparing the house to other, similarly appointed homes in the area that have recently sold."

Those are a couple good basic definitions I found for 'home appraisals'. I didn't know too much about them myself, so I had to look. Good luck to you!
